Maintenance Manager Salary: €50k

Key Responsibilities: Oversee Day-to-Day Operations: Oversee the management of our 48 units and their residents Ensure the residents needs are met in a prompt fashion Manage all lettings in compliance with all regulations Oversee the organisation, management and operations of the Units, including all maintenance matters Interview and assess all prospective residents in conjunction with Sligo County Council Ensure all properties are let within the specified time periods Meet with the residents daily, check in on them to make sure they have everything they need in their units Manage the tenants' rent and service charges Ensure that the provision of a high standard of care to the resident and their families in the units is consistent with the mission, vision, values and strategic plan of the company Accountability for both income & expenditure budgets in the company Ensure all complaints are dealt with promptly, professionally and sympathetically in accordance with the organisation's complaints policy Set up and attend monthly meetings with the residents committee, take minutes of these meetings and share them with the CEO Ensure compliance with GDPR legislation at all times Collaborate with our CEO: Submit monthly reports to CEO regarding Regulatory Inspections, Audits, Maintenance Matters, HR issues, occupancy etc. Work closely with the CEO to plan and carry out strategic initiatives Prepare board reports as requested by the chairperson or the CEO Share minutes of all resident meetings with the CEO promptly Maintenance & Upkeep of the Buildings: You must be "hands-on" in dealing with maintenance matters; our residents will require immediate action to be taken Responsibility for managing contractors and ensuring value for money Organising repairs/painting to properties prior to re-letting Responsible for inspecting any repair work and ensuring quality of workmanship Responsible for ensuring the maintenance works are all within budget each year Ensure all the buildings are fully compliant with legislative requirements Engage third parties to remedy any maintenance issues on site, e.g., plumbers, electricians etc. Ensure all Electrical periodic inspections are up to date Ensure all fire equipment is up to date Ensure all contractors are aware of our vulnerable residents and take precautions to ensure residents are not discommoded during any maintenance works Liaise with Sligo County Council: Liaise with Sligo Coco on all admissions to the unit Ensure no admissions take place without first being interviewed to assess their needs and their suitability for the company's units Prepare all necessary documentation for Sligo Coco regarding admissions, discharges, interviews etc. Ensure all applications for housing are processed properly and that the residents are informed promptly of the outcome of the application Ensure all residents are Garda vetted in conjunction with Sligo County Council Tenancy Management: Manage and oversee all tenancy agreements, including all paperwork associated with same Register each tenancy with the PRTB (Private Residents Tenancy Board) Act as an advisor to tenants regarding tenancy issues, welfare entitlements and assessments Ensure AGM is held every year for the company Manage arrears & liaise with the resident to ensure all payments are delivered in a timely manner Exercise discretion in all aspects of the position Requirements: Experience of working with a vulnerable client group is desirable Experience in housing/property and or facility management would be advantageous Experience in liaising with local authorities and external stakeholders such as tradesmen/contractors Knowledge of housing legislation is also desirable, e.g., PRTB etc. Efficient in the use of MS Office Strong communication and interpersonal skills Demonstrates an understanding of financial management and control Extensive knowledge of organisational management and development Demonstrate a track record of positive team engagement Mandatory: Full clean driving license Leaving Certificate Desirable: Qualification in Property Management Qualification in Facilities Management CIH Certificate in Housing Recognised Trade Qualification – e.g., Plumber, Electrician etc. Location: Co.
