Facilities Management provides services to over 140 premises (and expanding), across ESB with responsibility to deliver a wide range of services to ensure that the ESB Group can deliver its business in well-maintained, suitable, and safe workplaces.

A key function within the Facilities Management team is the delivery of capital projects through the Capital Projects team. Capital Projects is responsible for the delivery of the capital works programme across ESB through a multi-disciplinary professional team consisting of internal and external resources typically make up the delivery teams. Responsibility to manage annual spend of up to €8m-€10m, which also includes space planning services and management of a national furniture contract. These projects are construction-based and a background in architecture, design, and construction is vital. The projects are typically construction projects on existing premises and vary from internal fit out with services upgrades to fabric (roof, windows, wall cladding, thermal) upgrades to whole building upgrades. A key factor in working with existing buildings is familiarity with building regulations and their applicability to existing circumstances.

Given the nature of the projects managed by the team, the Senior Project Manager may also fill roles such as architect/architectural technologist and design lead with specific responsibility in construction projects.

A sound knowledge of legislation relating to planning, construction, health & safety, energy, and conservation in buildings is essential in delivering the complex multitude of projects required by this role. Knowledge and experience of working in design teams for delivery of construction projects is key.

Key Responsibilities Delivering a series of projects in multiple locations of varying complexity ensuring compliance with ESB policies and Statutory legislation, to ensure projects are executed in a safe, cost-effective, time-efficient, professional, and compliant manner. Project manager, managing teams (including those from professional and construction industry) to ensure that building projects from concept design to completion, are completed on time and within budget. Acting in the role of design leader and design coordinator where required. Managing overall capital teams works programming and resource/staff allocation to projects based on competency, complexity, and priority. Managing and delivering a series of larger projects in multiple locations, managing annual budget spend up to €3-5m. Aligning capital projects to be consistent with ESB Net Zero strategy and designing, specifying and managing partial fit outs to deliver working environments to consistent policy and standards for the entire ESB Group, including sustainability and smart working initiatives. Ensuring compliance with the planning and building regulatory framework and legislation on projects and developing and managing capital project governance framework across all projects. Developing and managing construction framework contracts and ensuring RIAI contracts administrator followed on all construction contracts. Leading, mentoring, and advising direct reports and capital projects team members. Understand when the role of Project Supervisor Design Process (PSDP) is required and arrange for appointment. Inputting into development and continuous updating of a series of policies and procedures in line with ESB policies and Statutory legislation, to ensure projects are executed in a safe, cost-effective, time-efficient, professional, and compliant manner. Working collaboratively with Facility Management team, Telecoms, Group Property, IT and other ESB teams. Experience and Qualifications Relevant 3rd Level qualification in architecture/architectural technology, including 5 + years relevant work experience is essential. Strong experience in construction Project Management. Experience in managing and influencing both internal and external stakeholders, good interpersonal and communication skills. Proven ability to lead and motivate teams. Experience in the delivery of building projects related to offices, stores, depots, and protected structures. Proven ability in managing contracts and role of contract administrator on RIAI contracts. Strong knowledge and understanding in relation to statutory obligations of Health & Safety legislation and its application in the workplace. Experience and knowledge of permit to work systems including risk assessment and method statements with emphasis on safety. A sound knowledge of legislation relating to planning, construction, health & safety, energy, and conservation in buildings. Strong problem solving, analytical, and troubleshooting skills. SafePass.
