Overall job role: The Maintenance Supervisor, reporting to the Hospital Engineer or Designated Senior Manager will be responsible for the coordination of the Maintenance Team and Contractors for all site activities across the Coombe Women & Infants University Hospital Campus.
The post holder will manage the day to day activities of the maintenance function of a busy Hospital campus.

The position requires the successful candidate to have a wide knowledge of MEP systems (ideally including medical gasses) and buildings services and maintenance (preferably on a healthcare site) and to have the requisite experience implementing processes and safe systems of work to ensure facilities and system down-times are kept to a minimum.
Experience of the use and implementation of maintenance and preventative maintenance automated systems is required.
The post holder will be a highly motivated individual able to work on their own initiative.

The ideal candidate will have previous experience in managing/supervising multidisciplinary technical staff in a complex engineering environment with a minimum of 7 years supervisory experience in a similar position.
Appropriate experience in procurement, stock management and planned preventative maintenance implementation is essential.
Ability to be an effective Communicator with staff within the Maintenance Department and wider Hospital in addition to report writing skills are essential for this key role.

Responsibilities & Accountabilities (In no particular order of priority): · The post holder will manage and have responsibility for the day to day running of a Maintenance Department and its staff assigned to it.

· The successful candidate in coordination with Hospital Engineer will lead the proactive maintenance schedule for all the trades;

· Maintain and develop the hospital Mechanical & Electrical Infrastructure and Systems;

· Working closely with Maintenance Technician & Craft-workers to prioritise, allocate and review the delivery of maintenance activities across the hospital, and to agreed response times and work process;

· Take a lead role on all Helpdesk / Technical IT systems supporting the Maintenance Department and be actively involved in administration of the on-site Computerised Maintenance Management System (CMMS) through the use of IT and communications equipment/devices provided to carry out assigned duties.

· Actively organise, implement and review the quality of the maintenance service, status of outstanding reactive work, and planned preventative maintenance (PPM) work onsite with craft-workers.

· Plan and undertake remedial actions as necessary to meet legislative compliance requirements and to ensure continued integrity of mechanical & electrical plants, equipment and systems;

· Provide leadership and support to the team, ensuring optimum team performance.
Meet departmental KPI goals.
Effectively manages employee performance, including standards of workmanship, timekeeping, absenteeism, supervise assigned tasks.

· The Maintenance Supervisor shall also from time to time be assigned budgets in respect of minor capital works and shall be responsible for the procurement and execution of same.

· The maintenance, repair, upkeep and decoration of all buildings and building services.

· The repair and upkeep of all windows, ceilings, doors, walls, boundary walls, fences, roadways, footpaths grounds and site services.

· The maintenance, repair, upkeep and efficient operation of the emergency systems and MEP services on site, fire systems, fuel and other plant and services, this will include lifts, medical gases, catering, steam (where applicable), ventilation, air conditioning systems and other specific services as may be present on site.

· Maintenance repair and upkeep of water services and sewerage systems including treatment plant.

· The supervision of staff as assigned to him/her, management of Time and Attendance System and certification as appropriate for salary returns.

· To implement and manage and be part of the emergency on-call / call-out systems.

· Where appropriate to prepare feasibility reports, estimates, tender documents (drawings, specifications and contract conditions), obtain tenders, review method statements and other documentation, arrange contracts, supervise construction and commission approved minor capital and major maintenance works.
To prepare reports and maintain records on the progress of the works.
To certify monies due to contractors for the works.

· Seek approval for resources or staff overtime as maybe necessary from Hospital Engineer;

· Develop a method statement(s) for planned and emergency works as may be required in line with national guidelines for infection prevention and control;

· Issue work permits as per hospital health and safety procedure to maintenance staff and contractors working on hospital grounds i.e.
hot work permit, roof permit, electrical isolation permit etc;

· Assist Hospital Engineer on investigating accidents, incidents as required and takes appropriate corrective action;

· Initiate value for money programmes by being pro-active in ensuring efficient and cost effective use of resources;
