We are seeking a Residential property manager to manage a residential property portfolio consisting of three developments of significant size and prominence in the private rental market. The property manager will be responsible for ensuring the operational excellence of developments as well as ensuring that all MUD Act, legislative maintenance requirements and additional corporate governance requirements are complied with. The role will be based from our office in St. Stephens' Green House, Earlsfort Terrace, Dublin 2.
Key responsibilities include but are not limited to:
* Ensuring that operational standards within the portfolio meet our clients' requirements. Inspect and arrange for maintenance and repairs to meet standards on time and within budget including implementation of Planned Preventative Maintenance measures.
* Preparing and managing service charge budgets, analysing variances within quarterly or monthly reporting, and taking corrective actions where necessary.
* Preparing monthly reports with respect to the property performance on an operational and financial basis.
* Working closely with the client on-site in ensuring the property common areas meet the standards of the and residents and assist in ensuring all residents can peaceably enjoy their tenancy in the properties.
* Work closely with the Associate Director, and the property management team, in progressing and initiating Environmental & Social Governance initiatives on behalf of the client.
* If required develop and integrate sustainability best practices / accreditations and work with the existing team to drive client sustainability.
* Provide mentoring & support on-site Estate Manager.
* Working with the procurement department, negotiate contracts with suppliers in line with the procurement process and engage on a regular basis with respect to performance.
* Use technology platforms provided by Aramark Property to aid workflow and efficiencies. We use Blockman, Smartsheet, Adest, Power BI and other platforms.
* Attend in person Bi-Weekly Residential Department Management meetings.
* Host quarterly, or as required, Directors' meetings & annual general meetings with members. Ensuring that budgets, AGMs, and audits are all actioned on time.
* Ensure compliance with health & safety legislation and ensure that correct practice and procedure is adopted on the various sites.
* Collaborate with Procurement, Building Consultancy, Professional Services and Building Maintenance Departments within Aramark Property in ensuring a best-in-class suite of property services is delivered to our client.
Skills required
* Appropriate third level and/or professional qualification – MRICS/PSRA License Holder (C & D).
* Have a full Irish Driving License and insured operable vehicle.
* Over 3-5 years' experience in portfolio/residential property management
* Effective communication and organisation skills.
* Ambitious, energetic and motivated individual.
* Must have a solution focused attitude.
